Our retained clients secured on Option on this 51.4 acre (20.8 Ha) potential development opportunity in 2011. The site consisted of 26.8 acres of agricultural fields with the remaining 24.6 acres consisting of woodland. Outline planning consent was eventually granted by North East Derbyshire District Council in 2016 for up to 250 residential units. The planning consent included a reduction in affordable housing provision following a successful Economic Viability Assessment undertaken by T&B, highlighting the unviable level of abnormal costs associated with the sites development.
Following the granting of the Outline planning permission the land was marketed to both Yorkshire based and north Midlands based house builders, concluding in a sale to Bellway homes on an unconditional basis, at an unprecedented level.
