Our clients held an Option over the land, having promoted it through the Site Allocations process of the Local Development Framework.
We provided the client advice throughout the planning process, including development consultancy in respect of indicative layout, housing mix and ensuring the planning consent achieved was market facing. We also undertook a viability negotiation with the local authority to significantly reduce the affordable housing provision as part of the Outline Planning consent.
A targeted marketing strategy was executed, approaching house builders active in both the North Midlands and Yorkshire markets, offering the land for sale via informal tender.
A sale was agreed subject to the purchaser securing a Reserved Matters planning consent. Despite some delays as part of the panning process, the sale concluded within 12 months of commencement of the marketing. Executing our marketing strategy together with the consultancy advice provided in the initial planning process ensured the site was sold at a value unprecedented in the surrounding area.
