Residential Ground Rents
The sale of the Freehold or Long leasehold income producing properties continues to be one of the most sought after and securest investment vehicles in the property sphere. The income from the Ground Rents, paid by the individual properties and secured against the same, varies depending on the terms of the leases, but can produce gross yields as keen as 2-3%. The ability to insure and manage the buildings can also help drive value.
We continue to dispose of these investments on a regular basis. These range from high rise city centre schemes comprising hundreds of units to small apartment clusters on more conventional housing estates and portfolios of leasehold units for regional house builders to numerous apartment blocks delivered via the permitted development of empty office buildings, for local developers.
A few examples of this include Gateway Plaza in Barnsley, Watermans Place in part of Leed’s Granary Wharf development, Marina House on Hartlepool Marina and Clifton and Newport Houses on the waterfront in Stockton-on Tees.
